Adani Logistics Park Land: From HMT to Blue Star to Adani (2006–2025)

The 70 acres where the Adani Logistics Park broke ground in August 2025 were once part of HMT’s Kalamassery estate. HMT sold them in 2006 to Blue Star Realtors, a subsidiary of the Mumbai developer HDIL; a planned ‘Cyber City’ never got built; and in December 2018 the Adani Group bought Blue Star and with it the land. This page traces that chain of ownership with the disputes along the way, as of October 2026.

Where the land came from

HMT, the public-sector machine-tool maker, acquired a large tract at Kalamassery in the 1960s, as our HMT land and factory history describes. Onmanorama’s account of the later dispute says that, of about 100 acres HMT retained after a 2000 government notification, 70 acres were sold to private developers, 3 acres went to the National Investigation Agency and 27 acres remained with HMT. Those 27 acres are the site now proposed for the Judicial City; the 70 are the Adani park.

The state government later told the Kerala High Court, in an affidavit reported in 2008, that the 70 acres were part of 100 acres for which a permanent exemption had been granted under Section 81(1)(a) of the Kerala Land Reforms Act, and that HMT was legally entitled to deal with them.

The 2006–2008 controversy

The sale became a political issue within about a year. According to the reports collected on Wikipedia’s ‘2008 in Kerala’ page, critics alleged that land worth around ₹700 crore had been sold for ₹91 crore, and the then-opposition raised corruption allegations linked to the planned Cyber City project. These were allegations; we found no court finding that the price was improper.

HMT defended the sale. Its general manager, M. C. Pookoya, told reporters in February 2008 that the company had received 11 bids, that Blue Star Realtors’ offer was the highest, that the company’s board had approved the sale and that valuations had been made by three government-approved valuers, according to Oneindia. In January 2008 the State Cabinet asked the Chief Secretary for an enquiry report, and the state’s affidavit in the High Court said HMT did not need state consent to sell. We could not establish from the sources we found how the High Court petition was finally disposed of, so we have left its outcome out.

Cyber City that never was

HDIL’s plan was an IT special economic zone, ‘Cyber City Kochi’, starting with about 10 lakh sq ft and eventually ten times that, according to Wikipedia. The New Indian Express reported a launch on 17 February 2011 with completion of the first phase promised within two years. Construction did not begin as planned. By June 2013 Business Standard was reporting that HDIL, then under debt pressure, was looking for buyers or joint-venture partners for the Kochi land, while The Hindu reported the company saying it would not exit the project.

For five more years the land stayed largely idle — fenced, overgrown and familiar to anyone walking from HMT towards the Medical College.

Adani’s purchase and the logistics park

In December 2018 Deccan Chronicle reported that the Adani Group had acquired Blue Star Realtors, which held ‘absolute ownership’ of the 70 acres; the deal value was not disclosed. A 2018 report noted the land had special economic zone status and lay near the Seaport–Airport Road.

The use changed from IT offices to warehousing. In January 2025 the state announced a ₹500 crore Adani logistics park anchored by a Flipkart facility, and on 23 August 2025 the Chief Minister laid the foundation stone. Adani’s own figures were over 70 acres, about 1.3 million sq ft, over ₹600 crore and over 1,500 jobs. Our explainer covers the project itself; this page is only about the land.

As of October 2026 we could not confirm an opening date for the park.
