Infopark Kochi: From 2004 to Phase 3

Infopark Kochi was set up by the Government of Kerala on 18 July 2004 on a small site at Kakkanad. Over two decades it grew into a two-phase campus of about 323 acres with hundreds of companies, and in 2025 the state began land pooling for a much larger Phase 3. This is the dated story as of October 2026, with figures attributed to their sources.

A state IT park for Kochi

By the early 2000s Thiruvananthapuram had Technopark, and Kochi’s business community wanted a technology park of its own. The Government of Kerala founded Infopark on 18 July 2004 at Kakkanad, in the Thrikkakara–Kakkanad belt east of Edappally, according to Wikipedia. The first building, Thapasya, about 125,000 sq ft, was commissioned the same year. Vismaya (238,500 sq ft) followed in 2005 and Athulya (350,000 sq ft) in 2010.

From the start the model mixed state-built space with buildings put up by private co-developers on Infopark land. Wikipedia notes later changes of hands among these private campuses: in 2014 the Carnival Group bought Leela Infopark for a reported ₹280 crore and renamed it Carnival Infopark, and the Lulu Group bought the L&T Tech Park building (the article does not give a date for that deal).

Phase 1 and Phase 2

Phase 1 covers about 101 acres, which Wikipedia describes as fully developed. Phase 2, on about 160 acres next door, was planned for around 8 million sq ft of built space; the Board of Approvals granted special economic zone status to 98 acres of it. Its first large state-built tower, Jyothirmaya, about 400,000 sq ft, was inaugurated on 22 January 2017. Wikipedia’s figures for Phase 2 come from different years and do not fully agree (one older passage mentions 80,000 expected jobs, a later one more than 100,000), so we treat them as plans rather than results.

Infopark also opened satellite campuses: about 30 acres at Koratty in Thrissur district and 66 acres at Pallipuram, Cherthala, where 60 acres were notified as an SEZ on 8 June 2009. A fourth phase of about 33.5 acres at Irumpanam is mentioned on Wikipedia without dates.

By 2025 Wikipedia gave the park about 582 companies and about 72,000 employees across 323 acres, with exports growing from about ₹3,200 crore in 2016–17 to about ₹12,060 crore in 2024–25. These are the park’s reported figures, cited on Wikipedia; we have not seen an independent audit of employee counts.

Phase 3: the AI township plan

In September 2025 the Greater Cochin Development Authority (GCDA) and Infopark signed an MoU in Thiruvananthapuram, in the presence of Chief Minister Pinarayi Vijayan, for a Phase 3 described as Kerala’s first “integrated AI township”. Onmanorama, reporting on 1 October 2025, said GCDA would assemble about 300 to 500 acres through land pooling, with Kunnathunad and Kizhakkambalam panchayats under consideration, and that the project was targeted for completion by 2030. Projected figures included about ₹25,000 crore of investment and over 20 million sq ft of space.

Under Kerala’s land-pooling rules, such a project needs consent from at least 75 per cent of landowners, Onmanorama noted. As of October 2026 we have not confirmed the final site or a completed master plan, so treat Phase 3 numbers as targets.

How Kakkanad and Kalamassery are linked

Kakkanad and Kalamassery sit on either side of the Seaport–Airport Road, and OpenStreetMap places Infopark about 6.3 km in a straight line from the NAD Road signal. Many Infopark workers have lived in Kalamassery, Thrikkakara and Edappally rather than Kakkanad itself. Why it matters if you live near NAD Road

Infopark is one of the main reasons young men move to this side of Kochi. Its growth over twenty years explains why rooms along the Kalamassery–Kakkanad belt fill with IT workers and interns.
