Rent and room types
Kakkanad’s growth has been driven by the IT parks, and housing there leans towards apartments for salaried professionals and families. Rooms for single men exist, but competition is stiff near the park gates. Kalamassery has a broader spread – student lodges, PGs and older houses let as shared rooms – because of the colleges and factories. In our experience, that usually means more choice at the budget end, but always compare actual offers.
Whichever you choose, read advance, deposits and agreements in Kerala before handing over money.
Commute and traffic
- Kakkanad – IT-park traffic peaks sharply at shift changes, and roads into the Civil Station area are often congested. No metro yet; Water Metro serves Kakkanad from Vyttila.
- Kalamassery – the NH 544 stretch can be very slow at peak hours (Onmanorama reported hours-long jams in August 2026), but the metro runs above it, and local roads like NAD Road and HMT Road are calmer.
- Between them – the Seaport–Airport Road. Its missing HMT–NAD link was put out to tender in January 2026; it does not affect the Kakkanad leg, which has been open since 2003.
Do not choose a room on the promise of the Pink Line. As of September 2026, KMRL had dropped plans to open it in stages and was targeting full commissioning by August 2027. Plan as if it is not there.
Quiet, food and everyday life
Kakkanad has newer restaurants, cafés and delivery coverage geared to IT workers, and a younger crowd. Kalamassery’s food scene is cheaper and plainer – student canteens, tea shops, meals hotels, the HMT Junction cluster – which matters if you are eating out daily on a startup salary. On quiet, neither wins outright. Kakkanad’s apartment streets can be calm at night; Kalamassery’s highway is not, but its institutional north side is. If you take calls late or work from your room, visit at night before you commit.
For founders and early-career engineers
If you are building something at Kerala Startup Mission, the case for Kalamassery is strong: the KINFRA Hi-Tech Park is in town, costs are lower, and you can still reach Kakkanad for meetings. A low-cost Kalamassery option for tech workers
