Rents and Housing around Kalamassery: What Changed 2015–2026

There is no official rent index for Kalamassery, so anyone claiming a precise “rent went up by X per cent” for the town is guessing. What sources do show is the set of forces that pushed demand up between 2015 and 2026: the metro from June 2017, the growth of Infopark and the Kalamassery tech parks, the medical college and universities, and from 2024 new logistics and court projects on HMT land. This page sets out those dated changes and the few hard numbers available, as of October 2026.

Why there is no clean rent history

Rents in Kalamassery are mostly agreed privately: a room in a family house, a portion of a building, a hostel bed or a flat let through a broker. Very few of these deals are registered, and none feed into an official index. National indices such as the RBI House Price Index track registered sale prices in ten big cities, including Kochi, not rents. Property portals publish asking-rent snapshots, but these are listings, not agreed rents, and they rarely give a date or method. So on this page we report trends only where a named source measured them, and we say plainly where the data stops.

2015–2019: the metro years

Before 2017, Kalamassery’s rental market was shaped by its own institutions: CUSAT, the Government Polytechnic and ITI, the factories and, from 2004, the medical college on HMT Road. The metro, which opened on 19 June 2017, changed the geography. A room near Kalamassery or Cochin University station now put Edappally, the city centre and, from September 2019, Vyttila within one ride. Landlords and brokers commonly advertised “near metro” after this, but we have not found an independent study measuring a metro premium on rents in Kalamassery, so we do not give one. 2020–2021: Covid

During the Covid lockdowns from March 2020, colleges taught online and many workers left the city for a time; metro ridership fell to about 61.9 lakh in 2020 from about 1.13 crore in 2019 (Wikipedia). Ridership is an indirect sign of how many people were travelling, not a rent measure, but the direction is clear. We have not found a published Kochi rent series for these years.

2022–2026: prices up, new jobs nearby

The clearest hard number is the RBI’s: for the third quarter of 2022–23, Kochi’s housing prices rose 7.15 per cent year on year, the highest of the ten cities in the index, Onmanorama reported on 7 March 2023. Again, that is prices, not rents, but rising purchase prices usually feed into what owners ask for rent.

Demand near Kalamassery kept growing from several directions. Infopark reported about 72,000 employees by 2025, and its Phase 3 plan was signed in September 2025 (see Infopark’s history). On the HMT side, the Adani logistics park and the proposed Judicial City promise more workers and visitors, and the Seaport–Airport Road’s HMT–NAD stretch moved forward in 2025. KINFRA’s parks and the Startup Mission campus added tech staff.

Rent figures you see online for “Kalamassery” are usually asking rents for flats, from undated listings. Rooms in hostels and PGs are priced differently, per bed, and are rarely captured by portals.

What it means near the NAD signal

For a single man, the useful lesson is to compare per-bed costs, advances and notice periods rather than headline flat rents.
